Granite Ridge Development District

Rochester’s newest prime retail area, the Granite Ridge Development District,
is conveniently located just off of Exit 15 of the Spaulding Turnpike on busy Route 11.

Route 11 (aka Farmington Road) is used by many people traveling to and from the Seacoast Region; it connects southern New Hampshire with the Lakes Region and portions of Maine. 

This area has been seeing an increasing interest over the last several years and has become a well-desired area for retail development.  Some of the most notable projects that have recently been completed include the newly expanded Wal-Mart Supercenter.  This Wal-Mart is touted to be the biggest in the region; it has more than doubled in size- increasing from 87,000 square feet to over 210,000 square feet.  The Harley-Davidson Shop of Rochester completed construction and opened its doors in April and the new Meineke Car Care Center completed construction and is open for business. 

In addition to the number of retail projects, there have been several restaurants to open along this corridor.  In addition to the restaurants, Rochester’s first nationally branded hotel, a 78-room Holiday Inn Express with an indoor pool, is under construction.      

The City of Rochester is considering the establishment of a tax increment financing (TIF) district oriented toward commercial development along the New Hampshire Route 11 commercial corridor for an area north of Exit 15 of the Spaulding Turnpike to the Farmington Town line.  Consideration is being given to the development of new access roads through properties on the westerly side of Route 11 that could serve to attract new commercial development by improving access and lot frontage.  In part, the City hopes to create a setting that would be attractive to larger scale “big box” and other retail uses to the corridor.

The proposed loop & frontage road is in a preliminary engineering phase and is expected to open up the entire corridor.  The City of Rochester feels that this will be another major tool in Rochester solidifying its status as a destination city.
