The Wilder Companies/Rochester Crossing: Route 202/Washington St. Construction is in full swing at the roughly 305,000 square foot Rochester Crossing being built by the Wilder Companies. The 50-acre site a $35 million venture is to be anchored by a 69,000 square foot Kohl’s and a 171,000 square foot Lowe's Home Improvement Center. It will feature Famous Footwear, Maurices, Fashion Bug, Starbucks, and other retailers and restaurants. The Planning Board approved the project in 2006. Other national retail and restaurant tenants are to be announced. It is estimated 400 new jobs will be created, in addition to 200 construction jobs, and an estimated 6.25% increase in the City’s commercial and industrial tax base.
Riverwalk: Cocheco River A Design Charrette was held in September 2004 for the Cocheco Riverwalk, and many residents and businesses participated in the two-day event. Planning continues, and a new residential project was approved by the Planning Board that incorporates the Riverwalk’s path. It is hoped the 1.2-mile stretch will have opportunities for nature trails as well as restaurants, retail and residential uses. It is planned to have the Hanson Pines Forest Preserve as one anchor and the Rochester Fairgrounds as the other anchor to the project.
Frisbie Memorial Hospital Expansion: 11 Whitehall Road Frisbie Memorial Hospital has been serving the Rochester region since 1940, and is planning an extensive expansion. This will include 88,000 square feet of new construction, 22,000 square feet of renovation and cost approximately $42,500,000. Frisbie is the City’s second largest employer, and as part of this project, will be adding staff in Women’s & Children’s Health, Cardiology, Endoscopy and Pharmacy.
TREE expansion: 90 Rochester Neck Road Waste Management has successfully applied to expand the existing refuse disposal facility, anticipating consistent operations through 2020. They are currently seeking energy users for the landfill gas produced and have a master-planned Industrial Park at the 1,200-acre facility.
Waste Management/UNH Pipeline: 90 Rochester Neck Road to Durham - The University System Board of Trustees approved a $45 million methane gas pipeline after months of planning and local debate. The pipeline will be underground and stretch more than 12 miles. UNH officials said the pipeline's route would go from the Turnkey Landfill, operated by Waste Management in Rochester to the Durham campus, where the university will build a processing plant, it will head under the Cocheco River, down England Road to Blackwater Road, and along the Spaulding Turnpike until it picks up with the Boston to Maine railroad bed, Route 4 and then UNH. UNH representatives have also said that testing supports current landfill capacity producing enough gas to feed the university's gas line for at least 20 years. The methane gas will provide heating and cooling to the campus by fueling the turbines and power 85 percent of the entire campus.
Nantucket Beadboard: 109 Chestnut Hill Road Nantucket Beadboard relocated to Rochester in 1998 and is on their 2nd major expansion since that time. The latest includes a new 13,000 square foot building at their existing 13-acre site.
Laars Heating Systems: 20 Industrial Way This subsidiary of Bradford White is in the midst of a major expansion, adding 60,000 square feet of manufacturing space and more than 60 new employees. Phase I is complete and they are now planning to move onto Phase II and III. They are now one of Rochester’s Top 10 Employers.
Dumont Property Group: 25 Old Dover Road Steve Dumont and team are developing a new office-retail building next to their existing facility on Old Dover Road. This new project is highly anticipated, with 25,000 square feet in a very high traffic and high visibility location adjacent to Route 125.
Dunkin’ Donuts North Main Street (next to Pizza Hut)
The newest Dunkin’ Donuts location on North Main Street. Dunkin' Donuts is the world's largest coffee and baked goods chain, serving more than 3 million customers per day. Dunkin' Donuts sells 52 varieties of donuts and more than a dozen coffee beverages as well as an array of bagels, breakfast sandwiches and other baked goods.
Rite-Aid Milton Road (across from Market Basket Plaza)
Approval for construction of a new Rite Aid location has been given. Once construction is complete they will move from their current location at the Market Basket Plaza to their new building across the street. Rite Aid Corporation is one of the nation's leading drugstore chains with more than 4,900 stores in 31 states and the District of Columbia, with a strong presence on both the East and West coasts, and 109,000 associates. Rite Aid is the largest drugstore chain on the East Coast and the third largest drugstore chain in the U.S. The company is publicly traded on the New York Stock Exchange under the ticker RAD.
Rochester Crossing East Washington Street
Construction is complete and the new Staples is now open. They have moved from Market Basket Plaza on Milton Road to their new home on Washington Street in Rochester Crossing East plaza.

Lilac Mall Milton Road (Route 125)
The front section of the mall is under renovation and a new exterior entrance has been added for a new anchor at the former Fashion Bug location. The façade renovation is in full swing and has dramatically changed the exterior look of the Lilac Mall. The Lilac Mall is the only enclosed mall in Rochester. It opened in 1979 and is anchored by a large K-mart store and JC Penney. There is a Hannaford supermarket in a separate building and another separate strip of stores.
Dollar Tree Lilac Mall Milton Road (Route 125)
Dollar Tree is coming to the Lilac Mall, made possible by ongoing renovations that will give them their own entrance. Their stores are bright, clean, fun, and well organized. They're stocked with a wide array of gift bags, party supplies, housewares, seasonal decor, candy and food, toys, health and beauty care, gifts, stationery, books, and a variety of consumer items. And everything at Dollar Tree is priced at $1! Construction is on schedule with a target opening date of October 31st.
Burger King North Main Street
The King has risen from the rubble. The original 5,500-square-foot building was completely torn down to make way for one with a fresh, new look. Construction is anticipated to be complete in less than 90 days. The new 2,591-square-foot structure is part of the company's new prototype and is one of 11 under way in New Hampshire and Massachusetts. The building will feature a brick exterior with blue awnings. The building is nearing completion and will be open soon.
Albany Engineered Composites Granite State Business Park- Airport Drive
Albany Engineered Composites (AEC), located in Granite State Business Park behind Skyhaven Airport, plans to grow by expanding it’s facility by up to 100,000 square feet, and creating 200 new jobs over the next several years. Expansion of the Rochester operations will include the relocation of three product lines and associated product development activity from AEC’s parent corporation’s Mansfield, MA facility. AEC selected Rochester over several other competing sites because the City agreed to support the expansion with land acquisition assistance and to help with the permitting process and coordination of expansion activities.
Spaulding Turnpike improvements
Approved for $14.4 million, Phase I of the Spaulding Turnpike improvement project involves the reconstruction and widening of the southbound barrel of the Spaulding Turnpike through the Exit 12 interchange, as well as the reconstruction of the southbound on and off ramps. Bridge work includes new bridges southbound over Route 125 over the Cocheco River, and the southbound on-ramp over the Cocheco River and will last through Spring 2009. South and northbound traffic will use the new bridge when work begins on the northbound bridge. This work is the first leg of the improvements being made to the Spaulding Turnpike between exits 12 and 16, a $177 million project scheduled for completion in 2012.
